On June 14, 2021, the Arvada City Council voted 5/2 to DENY the Annexation and Rezoning that would have allowed a 24/7 Amazon Distribution Center to come to West Arvada in the middle of our community and adjacent to the Ralston Creek Trail. There was definitely some Divine Intervention at play, as well as the work of some very engaged neighbors and a very good attorney, James Silvestro from Ireland Stapleton, all of which helped the community achieve a victory! This was a BIG WIN for the Ralston Valley and a true community effort. We had over 9800 signatures in opposition and lots of neighbors volunteering time and donating money to fund the fight to save our community. To the nearly 10,000 people who helped in some way in this effort, Thank You for Supporting the Cause and keeping the faith right up to the 2am decision in the wee hours of June 15th.

For now, the wildlife in Maple Valley Park are breathing a sigh of relief. Did you know that Maple Valley Park is a birding hotspot with 97 species documented? Check it out at http://ebird.org/hotspot/L1365529 We just saved these birds (and us) from 24/7 noise, light and air pollution. We also saved our community from an incompatible heavy industrial use and what could have been a traffic nightmare on our local streets. The support we received from all corners of Arvada was amazing and together as one united Arvada we were able to be heard loud and clear by our City Council so they knew that this was not appropriate. Once they saw the facts of the project in detail as presented by RVC and the community comments, they also agreed it was too heavy of an industrial use for that site and was incompatible with the surrounding area and the Comp Plan. We are a concerned community of Arvada citizens and Jeffco residents who desire to protect the Maple Valley Park and Ralston Creek Trail we all cherish and enjoy. The surrounding community at large is committed to protecting the park, the trail and the year-round wildlife who use this area as their habitat.

Overview of Annexation & Rezoning Proposal

On June 14, 2021, the Arvada City Council voted against the proposed annexation, rezoning and development of the collective properties located at 6700 Indiana Street, 6702 Indiana Street, 6710 Indiana Street and 6720 Indiana Street known as the Scannell Properties, aka Project Indiana (Application #DA2020-01117) and Maple Valley Park Annexation (Application #DA2020-0118), which was reviewed by City of Arvada Planning and Zoning, Case Manager Jeremiah Bebo, jbebo@arvada.org, 720.898.7438 (Office), 720.484.9582 (Cell).

This proposed project would have included an Amazon distribution facility consisting of a commercial warehouse totaling approximately 112,000-117,000 square feet with 21 truck docks, 402 associate parking spaces, 60 van staging parking spaces, 60 van loading parking spaces, 983 van parking spaces, and 12 trailer parking spaces. Access was expected to come directly off Indiana Street, West 67th Avenue, Fig Street, West 66th Place, and Holman Street. The proposed industrial use was going be a 24/7 operation and was incompatible with the adjacent open space and surrounding residential uses nearby.
